Development Management Services

Raising the Roof contributes to the supply of new affordable units through our Reside Program and through our development management services. Organizations interested in creating their own affordable housing can contract Raising the Roof to represent them throughout all aspects of the development process.

Raising the Roof has the capacity and expertise to deliver the full range of services necessary to translate the needs and assets of a new client to a finalized residential or mixed use development supporting new affordable rental units.

Acquisitions

  • Search the private market with an established network of real estate professionals
  • Work alongside municipal governments to negotiate the transfer of excess property for the purposes of redevelopment
  • Respond on behalf of the client to RFPs that include suitable property for development

2.

Detailed Design Support

  • Leverages existing relationships with designers to complete a rough concept plan
  • Assembles and manages necessary consulting team members including architects, engineers and specialty providers to create and confirm the viability of new development concepts
  • Actively manages timelines and client expectations for delivery of required design products
  • Incorporates client input through consultation and design review meetings

Financial Management

  • Forecasting and confirming expected hard and soft costs associated with redevelopment
  • Leverages knowledge of existing provincial and federal funding offerings and creates funding applications on behalf of the client
  • Arrange bridge, construction and takeout financing to support capital operations

Policy Support

  • Liaises with regulatory bodies on behalf of the client to ensure project feasibility
  • Brings forward necessary municipal development applications such as rezoning, variance and site plan approvals

Construction Management

  • Bring forward quotes from trusted builder partners to support budgeting and project design
  • Manage construction projects to ensure timely and cost effective delivery

Projects Under Development

Family Transition Place

Raising the Roof is supporting Family Transition Place (FTP) in Orangeville Ontario to develop a new housing project on their existing site. FTP primarily provides services to women and children who have experienced abuse, such as emergency shelter and second stage housing and support.

FTP sought the services of Raising the Roof to develop a 22 unit transitional housing building. They wanted to create long-term affordable housing for the people they serve and had a vision to build units on their existing property. Raising the Roof has been working with FTP leadership on feasibility studies, design and costing, application to funding streams and other integral pre-development work to make this project possible.

Ferndale-Westside Church

Raising the Roof has been supporting, through the development management services, Redwood Park Communities in Barrie Ontario with a large development project at Westside Evangelical Lutheran Church making up nearly 20,000 square feet of leasable area. There will be 96 units of mixed income housing specifically for seniors, with potential ground floor uses including a small Montessori school, walk in clinic, pharmacy and social enterprise kitchen. 

Raising the Roof has been supporting the project with feasibility studies, design work, engineering reports, property acquisition, leasehold relationships, and preparations for site plan applications. The social enterprise contractor Community Builders will be working on the project as well giving people with barriers to employment opportunities for trades training.
